AR/VR technology lets buyers explore properties in immersive detail from anywhere in the world — dramatically expanding the buyer pool for every listing and reducing time-to-close. For NRI buyers, this has been transformative. India has 30+ million Non-Resident Indians who want to invest in Indian property but can't easily visit to inspect properties. VR tours have unlocked this entire segment. We've seen NRI transactions at MakaanMarket increase significantly since introducing virtual tour capabilities.
Blockchain-Based Title Verification
India's most persistent real estate problem is disputed land titles. An estimated 66% of civil litigation in India involves property disputes — costing buyers, sellers, and the economy enormous amounts of time and money. Blockchain-based title registries will eliminate this, creating an immutable, transparent record of ownership that can be verified instantly. Several Indian states are piloting blockchain land registries. When this becomes mainstream — and it will — it will unlock trillions in capital that's currently stuck in disputed or unverifiable assets.
Fractional Property Ownership
Technology platforms are democratising real estate investment by enabling fractional ownership — allowing investors to buy shares in high-value properties with as little as ₹10,000. This was previously only possible for institutional investors or the ultra-wealthy. PropTech is bringing it to the masses. I expect fractional ownership to become one of the fastest-growing asset classes in India over the next five years, particularly for commercial real estate.
Intelligent Property Management
AI-powered property management platforms are automating rent collection, maintenance scheduling, tenant screening, and occupancy optimisation. For property owners — whether they own one flat or a portfolio of 50 — these tools are dramatically reducing the time and cost of managing property. This trend is making real estate a genuinely passive investment, not just a theoretically passive one.
What This Means for the Market
The combination of these five trends is producing a fundamental shift in India's real estate market: from an opaque, relationship-driven, high-friction market to a transparent, data-driven, low-friction one. This is uniformly good for buyers and sellers — and deeply disruptive for anyone whose business model depended on information asymmetry.
The agents, brokers, and developers who embrace PropTech will thrive. Those who resist will be displaced. This is the same pattern we've seen in every industry touched by technology — and real estate is simply later to the party than most.
